EPC Targets: A Growing Challenge for Landlords

At L D Property, we understand the growing importance of energy efficiency in rental properties. Recent research from Hamptons highlights a daunting reality: achieving an EPC rating of C or above across all private rental homes could take until 2042—far beyond the government's proposed 2030 target.


The Conservative government had initially planned to enforce stricter energy efficiency standards by 2025, requiring all rental homes to have an EPC rating of C or higher. However, these plans were shelved in 2023. Now, with Ed Miliband leading the charge as the Energy Security and Net Zero minister, the government aims to reinstate these targets, pushing landlords to upgrade their properties by the end of the decade.


This presents a significant challenge. To meet the 2030 deadline, approximately 340,000 rental homes must improve their energy efficiency annually. Yet, current figures indicate that only 115,000 homes are likely to achieve this in 2024.


This shortfall underscores the need for landlords to accelerate their efforts to meet the impending regulations.

So far this year, just over half of all privately rented properties that were reassessed have achieved a C rating or better, reflecting progress but also highlighting the uphill battle ahead. While it's encouraging that nearly half of homes previously rated D are now achieving a C rating, many properties still face significant barriers to compliance.
